This page contains the tenant's instructions and contract terms

Instructions

Read the instructions carefully and ask for additional guidance if needed. Contact information can be found at the end of the instructions.

Key

You will receive a personal key code and arrival instructions before the rental begins. If you have not received the instructions, you can call the number provided at the end of the instructions or send a message.

Outdoor Sauna

Before Using the Sauna:
The sauna has a water heater, but it’s best to use the warm water from the sauna heater to avoid depleting the water in the heater. Before lighting the sauna heater, FILL THE WATER TANK! Do not, under any circumstances, heat the sauna without filling the water tank. Open the smoke damper from the side of the chimney. Hot and cold water taps are located on the side of the bench.

 

After Using the Sauna:
Empty the water buckets, burn a few logs, and open the window to allow the sauna to dry. In winter, do not leave the window open for too long. Empty the ash pan every other use, after the heater has cooled, to keep the grate in good condition. A full ash pan reduces cooling and may damage the grate. Empty the ash pan into the ash container located outside near the foundation, making sure no embers fall onto flammable materials. In winter, ensure all windows, doors, and the smoke damper are closed. Do not use the exhaust fan. Always ensure there’s firewood in the racks for the next user. Dry the floor with a squeegee.

Pier and beach

IN WINTER, THE LAKE DOES NOT FREEZE IN THE CENTER. Never go far from the shore on the ice, as the current keeps the ice thin, and it never fully freezes in the middle. Never dive headfirst into the water! The water depth at the end of the pier is shallow, and the water level varies greatly by season. In winter, the pier is pulled up to the shore. You can make an ice hole, but note that in winter, the waterline is far from the shore due to low water levels.

Robot mowers

In summer, two robotic lawn mowers operate on the property. The tenant isn’t required to monitor them, but if you wish, you can restart them if they stop. (Codes provided upon arrival). Press the red button on top to stop the mower. If you stop it, restart it by entering the code and pressing "Start." During storms, store the mower in the charger.

Security Cameras

There are four security cameras on the property. Cameras aren’t monitored during rental. If you wish for them to be turned off, contact the landlord. Cameras can be deactivated remotely.

Sauna Room

The sauna room has a channel fan to enhance ventilation; the control is on the door wall. The intake vent is at the bottom of the wall. Do not use the fan in winter as it will cool the room.

Glass Terrace

Terrace glass panels can be opened and closed as needed. ENSURE THAT ANY OPEN DOOR OR PANEL IS SECURELY FASTENED TO AVOID WIND DAMAGE. The glass slides along a bottom rail and opens at door openings by sliding the panel into place.

Jet Ski

The jet ski is not included in the rental. In summer, it is attached to the dock with two ropes, which must not be removed.

Rowing Boat

The rowing boat is available for tenant use. The drain plug is in the Sauna Room Closet and must be returned there. The oars are in the sauna porch box. Various sizes of life jackets are in the same box. The boat must always be tied to the dock or pulled up onshore. The electric outboard motor and battery stored in the shed can be used only with permission from the landlord. The battery must not be drained and should be charged as needed.

Tools

Hand tools may be used, but not power tools unless with landlord permission.

Fireplace (indoor)

Due to smoke risk, the wood-fired oven may not be used without permission and instructions from the landlord. For permission and instructions, call the number at the end of these instructions.

Air Heat Pump

In winter, set the heat pump to heating mode (sun icon on the remote) with a temperature between 22-24°C. In summer, use the cooling mode (snowflake icon) and an appropriate temperature setting. Keep doors closed when cooling. Keep blinds closed during the hottest part of the day to block sunlight. In winter, leave blinds open when leaving to let the sun warm the interior.

Indoor Sauna

The indoor sauna’s electric heater is controlled from a panel on the bench side. Heating the sauna temporarily turns off other heaters, so do not set long heating times. After use, ventilate by opening the window, then close it. Dry the floor with a squeegee.

Gas Grill

The gas grill in the outdoor pavilion must not be moved. Open the valve on the gas tank to start. Light the grill from the right control knob with the piezo button. Make sure the burner is lit before opening other knobs. TURN OFF THE GAS VALVE AFTER USE. Clean the grill after each use; a cleaning fee applies if left uncleaned.

Drying Cabinet

The drying cabinet has a timer with hours indicated by numbers. Do not leave it on for extended periods or at high temperatures.

Central Vacuum Cleaner

The central vacuum is behind the sliding doors in the utility room. The hose is coiled there. Another vacuum port is in the hallway. The vacuum is handle-activated, meaning it starts and stops with the handle switch.

Departure and cleaning instructions

Read the instructions carefully and ask for additional instructions if necessary. Contact information can be found at the end of the instructions.

If Your Rental Includes Final Cleaning

Check the departure checklist below and ensure other points are taken care of:

  • Remove pet hair (dry mop) and clean up any outside waste

  • Take out the trash to the outdoor bin

  • Remove personal belongings

  • Empty the fridge and pantry of your own food supplies

  • Load dirty dishes into the dishwasher and start the program; wash hand-washable dishes as well and put them in the drying cabinet to dry

  • If linens were included, leave them on the utility room floor when departing.

If You Do the Final Cleaning Yourself

Cleaning supplies are in the utility room, and the mop bucket is in the bathroom. Clean mops are in the utility cabinet; rinse and leave them to dry on the bathroom rack.

  • Vacuum and wipe floors with a damp mop.

  • Clean all carpets except the large carpets in the living room, to be vacuumed.

  • Clean countertops with cleaner and a cloth found in the kitchen sink cabinet

  • Start the DISHWASHER, ensuring the kitchen tap is open (button on the side of the tap) so it stays open for the cycle. The machine will stop and close automatically after the program.

  • Use DISPOSABLE WIPES for bathroom surfaces (found in the utility room cabinet).

  • A sink brush is available in the utility cabinet; DO NOT use it for toilets.

  • Clean mirrors with GLASS CLEANER and cloths.

  • Empty TRASH CANS into the outdoor bin and replace with new bags.

  • Empty the fridge and pantry of your own food supplies.

  • Wipe down surfaces.

  • Make the beds.

  • A CLEANING FEE applies if cleaning is incomplete or poorly done. The cottage will be inspected after rental.

Upon Departure

Complete end cleaning as per the instructions (see below if end cleaning is included in the rental agreement).

  • If linens were included, leave them on the utility room floor.

  • Empty the water tank of the OUTDOOR SAUNA, and turn the steam buckets upside down.

  • Restock firewood in the SAUNA and WOOD OVEN racks if used.

  • Ensure the GRILL GAS VALVE is closed.

  • Return the boat drain plug to the sauna room, oars to the storage box, and secure locks.

  • Secure the boat to the dock with a rope.

  • Leave cottage INTERIOR DOORS open and lights off.

  • Check that the windows are closed.

  • In winter, leave the air heat pump in heating mode (22 degrees and power level 2).

  • Make sure that the outside of the cottage is clean.

  • Lock all doors. Return one key to the hook and the other to the LOCK BOX, then shuffle the code.

Rental contract terms

Details regarding payments, bookings and cancellations may vary depending on how the booking was made.

1. PARTIES TO THE AGREEMENT

These terms and conditions apply between the landlord and the tenant.
These terms do not reduce the consumer’s rights under consumer protection legislation.

2. RENTAL PERIOD

The rental period begins on the agreed day from 4:00 PM and ends on the agreed day at 12:00 PM, unless otherwise agreed. The cottage must be handed over according to instructions with end cleaning done, unless separate cleaning has been purchased.

3. RENTAL PROPERTY

The rental property is a holiday home located at Halolankuja 4 B 88610 Vuokatti.
The rental includes the proper use of other buildings on the property, cottage furnishings, and the yard area.

4. ACCEPTANCE OF THE PROPERTY

The property is available to the tenant at the agreed time in the condition specified in the instructions. The key code is provided to the tenant before the rental period begins, provided the rent is fully paid. The tenant is obligated to inspect the condition of the property upon arrival. If there are issues with the condition, the tenant must immediately inform the landlord.

5. USE OF THE PROPERTY

The tenant must familiarize themselves with the operating instructions for the property’s machines and devices. The tenant must use the property carefully and appropriately, following the instructions for each device. The maximum occupancy limit must not be exceeded.
The tenant has a personal key code to open the storage box for the key.
The key code must not be changed! Breaking the key storage box, changing the code, losing the key, or requiring extra visits due to tenant-related issues will be charged according to costs.
The tenant must not cause disturbance to neighboring residents.

6. RETURNING THE PROPERTY

The property must be returned at the agreed time in the condition specified in the instructions and with end cleaning done. The landlord reserves the right to charge for cleaning if it is not done, or if property/furnishings are damaged or stolen.

7. TENANT’S RESPONSIBILITY

The tenant is responsible for compensating for any damages or costs incurred during the rental period due to negligence or misuse of the property. The tenant is also liable for the replacement value of any furnishings that are damaged or lost during the rental period.
The landlord has the right to charge for cleaning and repair costs as needed.

8. LANDLORD’S RESPONSIBILITY

The landlord is responsible for normal wear and tear repair costs. The landlord is not liable for any indirect or direct costs or damages to the tenant resulting from the use or malfunction of the property or furnishings.

9. INSURANCE

The property is insured by the landlord with standard property insurance.

10. BREACH OF AGREEMENT

If the tenant fails to pay the rent or otherwise materially breaches these terms, the landlord has the right to immediately terminate this agreement and reclaim the property without consulting the tenant. If the second installment of the rent is not paid before the rental period begins, the landlord may retain the first installment as compensation for lost rental income.
In other words, the reservation fee will not be refunded.

11. FORCE MAJEURE

The landlord is not obligated to fulfill the agreement if a natural obstacle, fire, serious structural damage, strike, war, mobilization, traffic disruption, or other similar hindrance that the landlord cannot overcome prevents the handover of the property for rental.

12. TRANSFER OF THE RENTAL AGREEMENT

The tenant does not have the right to transfer the rental agreement or sublease the property, in part or whole, to a third party without the landlord’s written consent.

13. CANCELLATION OF BOOKING

AGREEMENT MADE WITH THE LANDLORD:Cancellations must always be made in writing. If the second installment of the rental payment is not made before the rental period begins, the landlord has the right to retain the first installment paid as a booking fee to compensate for potential rental income loss. The booking fee will not be refunded.

BOOKING MADE THROUGH ANOTHER SOURCE:

If the booking was made through a source other than directly with the landlord, the booking and cancellation terms defined on the platform apply.

14. DISPUTES

Any disputes arising from this rental agreement will be resolved in the district court of the landlord’s domicile.
